We are a full service Property Management Company the rental of a property with property management is a two part process.
The listing part is done with our preferred Real Estate Agent. They would do all of the marketing and soliciting for a prospective tenant. They use all of the current marketing means, face book, the MLS, Ahrn, Craig's list, Zillow, listing hub, realtor .com, twitter and such. The cost of this service is one month's rent ..... Once a perspective tenant is found the application is sent to 1st Choice Property Management c for screening... This is where the property Management Company will take over.
We begin with tenant screening, I think ours is the best, several companies use our service to screen their tenants, and we do a complete background, including tenant's failure to pay, court record, previous rentals, job verification, credit, debt to income....... It comes back with a score that is acceptable, acceptable with conditions or unacceptable.
We even screen tenant's pets if they are allowed.
We then do monthly exterior inspection and twice a year we do interior inspection.
We do a full accounting and send monthly reports both owner's statements and cash flow.
We also offer an owner portal where you can go in and look at your account and pull any additional reports.
The tenants are provided with a 24 hrs. Emergency number.
Repairs are made then assess if it is a tenant reasonability, or owners then bill appropriately. (we do keep a repair fund of $500.00 on each property)
All rents are due on the first and late on the 6th ( a late fee is imposed) We file with the courts on or about the 10th of each month. (this will go on their permanent rental record) we have approximately 850(+-) properties with a less than 2% failure rate. Every once and a while we get tenants that fail short. on the 4th time they are late and we have had to go to a warrant of restitution, we do ask the courts to impose an eviction without the right to restitution .
Our cost for these services is 10% of the monthly rent. We require a year contract, it then renews annually with a 60 day notice by either party.
